    Victoria Gardens, Pokfulam?

We are about to sign a lease on Victoria Gardens in Pokfulam (we currently live in The Belcher's).

Anyone live there? Recommend it? Anything we should know?!

Thanks in advance for your help.

I live in VG and really like it here. There are plenty of kids around which is nice, and a paved area for them to run around on. The facilities aren't as good as Belchers though. As it is an older building, the kitchen/bathrooms aren't modern, but the size of the rooms makes up for that I think. I would definitely recommend living here.
The only downside I can think of is we have had a bit of leakage through the windows in the big Typhoons last year. I'm sure a lot of buildings had the same problems though! The building staff are excellent and quick to help out.

We had leaks through the windows at the Belchers during the black rainstorm, so not just old buildings!

I realise we are giving up the facilities etc of the Belchers, but the size of a flats draws us to Victoria Gardens - size for size, about $20k a month cheaper at VG!

Depending on the floor you are on, noise from the kids playing can be an issue if you are low. That said, the price, space and family atmosphere more than makes up for it for us.

There are 6-8 other toddlers of my daughters age which makes for automatic playgrops and a great support network for helpers also.

I presume you have kids, I wouldn't live here otherwise!

The flat we are going for is on the 9th floor, so maybe quite noisy, but at the moment I have all the noise from Kennedy Town so pretty used to it. Yes, I have a 3 year old and a 10 month old... so they will probably be contributing to the noise!

You should be fine on 9th, those ages will be perfect here - lots of little friends for them!
